Service Areas in Lee's SummitLee's Summit, Missouri

A crew's route to the roof decides how the day goes, so the service area is described by roads as much as by city limits. I-470 runs along the northwestern edge of Lee's Summit, MO, with US 50 and MO 291 branching off it and MO 150 crossing the southern part of the city. The same corridors carry trucks, tenants and deliveries to buildings in neighboring towns, and the access route, hoist footprint and tenant notice are settled for each one at the day-one site walk.

Lee's Summit and Downtown

Lee's Summit has commercial, industrial and mixed-use areas along I-470, US 50 and MO 291. Downtown Lee's Summit is the district around Second, Douglas, Fourth and Market Streets, and its Historic District has Italianate and Moderne commercial buildings from 1850 to 1974, where edge metal and parapet work are matched to the facade.

South and East of the City

Cass County and Jackson County neighbors share the weather and the road network. Raymore and Belton sit in Cass County, Grandview lies along US 71 on the southern border of Kansas City, and Blue Springs is served by I-70, US 40 and Missouri Route 7. Independence is the largest suburb on the Missouri side of the metro area.

Kansas City and the Wider Metro

Kansas City, Missouri has a weather history that includes a 2002 ice storm that left hundreds of thousands without power, so drain and edge checks are part of winter planning there. The former Richards-Gebaur air base site near Grandview, now Port KC Richards-Gebaur, is planned as a 1,340-acre intermodal center. Across the state line, Overland Park is the largest city in Johnson County, Kansas, and Olathe is the county seat.

One Storm Window Across the Map

Weather does not stop at the city line. The National Weather Service warning of April 27, 2024 named Lee's Summit, and an EF3 tornado damaged 483 houses and 12 businesses in Oak Grove in 2017. After a storm the visit order is set by exposure, and the same photo record format is used from one town to the next.

Commercial Roofing Questions

Is the process the same outside Lee's Summit?

The steps are the same, but the routes, permit offices and tenant notices change. Each town gets its own access plan.

How far out does the service area reach?

Across the southeast Kansas City metro in Jackson and Cass counties, and into Johnson County, Kansas, for owners with buildings on both sides of the state line.

Which permit office applies?

The one in the city where the building sits. The edition depends on the permit filing date, with October 1, 2026 as the dividing line, and the plan notes the date for each building.

Can one inspection cover buildings in several towns?

One format covers them all, with each building's page in the report. The property manager sees the combined list sorted by exposure.
